The Steps
There are four steps from first contact to cash in hand. No surprises, no hidden steps.
Step 1: Tell us about your home. Fill out the short form on this page with your basic property details. Name, contact info, and address. Takes about two minutes.
Step 2: Send a few photos. Once we receive your details, we’ll reach out and ask for photos of the home. Text or email works fine. We’ll tell you exactly what to send. Exterior, interior, and any areas with damage or needed work.
Step 3: Receive your offer. We review your home and come back with a cash offer, typically the same day. We look at the year, size, condition, location, and whether the home needs to be moved. The number we give you is the number we close on. No renegotiating at the table.
Step 4: Close on your schedule. Once you accept, we set a closing date that works for you. We can close in 1-2 days if you need it fast, or on a later date if you need more time to make arrangements. We meet at a neutral location, you hand over the title, we hand over a cashier’s check. That’s it.
What You Don’t Have to Do
There are no fees, no commissions, and no repairs required. We buy as-is. If there are items inside the
home you want to keep, take them. Anything left behind at closing stays with the home.
You don’t need to clean out the home, fix anything, or prepare it for showings. We’ve bought homes in
every condition imaginable. Condition affects the offer price, not whether we make one.
Selling Home and Land Together
If you own the lot your home sits on and want to sell both together, the process is similar with one
additional step: The land requires a deed transfer in addition to the home title transfer. We work with a
closing attorney to handle land deals cleanly.
The timeline is slightly longer than a home-only deal, but the process on your end is just as straightforward.
What ‘All-Cash’ Actually Means
We don’t use bank financing. We don’t rely on appraisals or third-party loan approvals. When we make
you an offer, the funds are ready.
There is no risk of the deal falling through because financing fell through. The offer is the offer.
Payment is made by cashier’s check at closing. We find that sellers prefer this over cash for safety and
record-keeping purposes.
How Long Does This Take?
For home-only deals, the typical timeline from first contact to close is 3-7 days. That includes time for
photos, offer review, and scheduling the closing meeting.
If you need to move faster, we can often close in 1-2 days once photos are received and the offer is
accepted.
If you need more time, we work on your schedule. Some sellers need a few weeks to make
arrangements. That is not a problem.
Land deals take slightly longer due to the attorney-handled deed transfer, typically 2-3 weeks from offer
acceptance to closing.
What Makes a Good Fit
We’re selective about the deals we take on. That’s how we protect our ability to close cleanly on every
deal we commit to.
Situations that work well: clear title in the seller’s name, no outstanding mortgage on the home, and a
seller who is realistic about pricing.
Situations that usually don’t work: homes with an outstanding mortgage, homes with no title and no
clear path to getting one, and sellers with price expectations that don’t reflect current market conditions.
