1. Our Process

Q:  Will you list my mobile home or actually buy it?
A:  We buy it. We are not agents and we don’t list mobile homes on the MLS. We review your home,
make you a direct cash offer, and if it works for both of us, we close. No listings, no showings, no

Q:  How do I get started?
A:  Fill out the short form on this page or call us at (919) 825-0500. We’ll ask for some basic details
about your home and then request a few photos. Once we review everything, we come back with a

Q:  What do I need to bring to closing?
A:  For a home-only deal, you need to bring the original title to the home. We handle everything else.
For a home-with-land deal, your closing attorney will let you know what additional documents are
needed, and we guide you through that process.

Q:  Where do we meet to close?
A: For home-only deals we typically meet at a UPS Store or similar neutral location where the title
can be notarized on-site. For home-with-land deals, closing takes place at the office of our closing
attorney. We confirm the location with you in advance.

Q:  How do I get paid?
A: We pay by cashier’s check at closing. You hand over the title, we hand you the check. We find
sellers prefer this over cash for safety and record-keeping. The amount on the check is exactly the
offer amount we agreed on.

Q:  Is there any obligation when I submit my information?
A: None. Submitting the form gets you an offer, nothing more. You are under no pressure to accept.
If the offer works for you, we move forward. If it doesn’t, there are no hard feelings and no follow-up
pressure.

Q:  Do you pay fair prices?

Q:  How do you calculate your offer?

have photos we can typically turn an offer around the same day.

Q:  Can I get an offer without sending photos first?
A:  We need photos to give you an accurate number. Without them we’d be guessing, which isn’t fair
to you. Photos don’t have to be professional. Just text us clear shots of the exterior, interior, and any
areas with damage. Most sellers do this in under ten minutes.

Q:  How long is your offer valid?
A:  Our offers are valid for 48 hours. This allows us to plan around deals we’ve committed to. If you
need more time, let us know and we’ll work with you.

Q:  Are there any fees or commissions?
A:  None. You pay no commissions, no closing fees, and no agent charges. The offer we make is
what you receive. We handle the paperwork and the DMV title transfer on our end.

3. Timelines

Q:  How fast can you close?
A:  For home-only deals, we can typically close in 1-2 days once photos are received and an offer is
accepted. If you need to sell your mobile home fast, that is genuinely possible with us. If you need
more time to make arrangements, we work on your schedule. Home-with-land deals take a bit longer
due to the attorney-handled deed transfer, typically 2-3 weeks from offer acceptance to close.

Q:  What if I don’t need a fast closing?
A:  Not a problem. We set the closing date that works for you. Some sellers need a few weeks to sort
out their next living situation or make arrangements. We’ve closed deals weeks after the offer was
accepted. The timeline is yours to set.

Q:  How long does the buyer have to move the home after closing?
A:  This is agreed on as part of the closing terms. We build a specific timeline into the purchase
agreement based on your situation and the logistics involved. If you need the home moved quickly,
we factor that in. If you need more time on the property after closing, we can discuss that too.

4. The Home

Q:  What condition does the home need to be in?
A:  Condition matters and affects our offer significantly. We buy homes in poor condition, homes that need work, and homes that have been sitting vacant. What we generally cannot work with: homes with severe fire or water damage, homes where the structure is compromised to the point it can no longer be safely moved, and homes that are too old or deteriorated to be worth transporting. If you’re unsure whether your home qualifies, send us photos and we’ll give you an honest answer quickly. We won’t string you along if it’s not a fit.

Q:  Do I need to clean out the home before selling?
A:  No. We buy as-is, contents and all. If there are items you want to keep, take them before closing.
Anything left behind at closing stays with the home. You don’t need to haul anything out or clean
anything up.

Q:  If the home needs to be moved, who is responsible for that?
A:  We handle everything after closing. You don’t need to coordinate movers, permits, or logistics. It’s
something we do regularly and know how to execute cleanly.

Q:  Do you buy mobile homes in parks?
A:  Yes. Selling a mobile home in a park in NC or SC has an additional step since the park typically
needs to approve the new owner before the home changes hands. We know how to navigate that
process and we factor it into the timeline upfront so there are no surprises.

Q:  Do you buy mobile homes that come with land?
A:  Yes. If you own the lot your home sits on and want to sell both together, that’s a deal type we
handle regularly throughout NC and SC. The process involves a deed transfer for the land in

5. Title and Legal Situations

Q:  What if I don’t have the title?
A:  It depends on the situation. In North Carolina, retired titles are very common and the DMV has a
straightforward process for those. Lost titles are more complicated but not always a dead end. Tell

Q:  What if the title has someone else’s name on it, like a deceased family member?
A:  This comes up often, especially with inherited mobile homes in NC. The path forward depends on
whether there is a will, whether probate has been opened, and how the property was held. We’ve
worked through estate situations before and can talk you through what’s typically required. We won’t
waste your time if it’s not workable.

Q:  Can you still buy if there’s a lien on the home?
A:  It depends on the type and size of the lien. Some liens can be satisfied at closing from the sale
proceeds. Others, particularly outstanding mortgages on a home-only deal, make the transaction too
complicated to be worth pursuing. Tell us what you know and we’ll give you an honest assessment.

Q:  What if the home is part of an estate or probate situation?
A:  We work with sellers navigating estate and probate situations regularly. The key question is
whether someone has legal authority to sell the home. If probate is open and an executor has been
appointed, or if the home transfers outside of probate, there is usually a path forward. We’ll talk
through your specific situation and tell you what we can and can’t work with.

Q:  I owe back lot rent. Can you still buy my home?
A:  Possibly. Outstanding lot rent is a factor we consider when putting together an offer. In some
cases it can be addressed as part of the closing. Tell us how much is owed and we’ll let you know

6. Working With Us

Q:  How is this different from using a real estate agent?
A:  Agents list your home and wait for a buyer to appear. That process can take months, and you pay
